Short answer: Before the inspection, all I need is access to the home and the utilities turned on.
Before your inspection, I confirm the appointment details, review any notes about the property, and make sure you know exactly what to expect on inspection day. You don’t need to prepare anything special—just ensure I have access to the home and all utilities are on. I’ll also send the pre‑inspection agreement so we’re aligned on the scope of the inspection.
Short answer: Most inspections take 2–3 hours and cover all major systems, inside and out.
I move through the property in a systematic order—exterior, roof (from the ground or eaves), interior, mechanical systems, and major components—looking for safety hazards, defects, moisture issues, and signs of wear.
